First, to choose an architect, you can check their website, do research and pick one for you. The most important thing when choosing an architect is to look for real experience rather than 3D designs, most architects have imaginary projects on their website. Because design 3D views and imaginary models are very easy One can easily copy 3D views or download it from the internet. But building it, in reality, is very hard and moreover not easy in our  condition. The architect should put a lot of involvement from their side Then only they can give you the exact results. On our website, we upload only finished photos. So, check whether the architects you choose display original finished images and also, before choosing them, ask them to show one or two completed houses they have designed. We will show our clients the houses we built including the features and all. When you see those you will know the level of finishing and the quality of work, the skilled workmanship of the architect you choose You can also interact with the owner about their work to get authentic feedback.

 You will have a initial meeting at the architect's office where you can have general conversations and get to know about their scope of services orally. You can also enquire about their fees, the work they do for that fees, and many more. Then you can get their quotation in writing through email about the services, drawing and all in detail including information about site visits will be sent to you after the initial meeting This is the starting point. From your side you have to pay an Advance retainer payment to confirm the project as a sign of agreement. It is proof that you have awarded the job to the architect. Only after that we will begin the initial work. That is the first stage of design. For the architect to begin the design, you have to provide a complete set of documents. including the sale deed, the parent document, and the most important of all is you have to provide the linking documents before 1975 according to the CMDA rule. You have to make that ready. You should have the pattah on the name of the person who has applied for house approval if not start it immediately. Because it is a tedious and time-consuming process. It would take one to two months. So apply for it prior. Another important thing is that we consider three types of measurement.

The process of design confirmation will take normally up to a month We consider the design to be most essential and spend more time on it. 

Once the design is confirmed, there shouldn't be a change of plans during construction So, we take more time in perfecting the plan to avoid changes during the construction stage By ensuring that there won't be waste of time and money. You need to remember that. Until you are satisfied we will show you a lot of design options. That is what we tell our clients. Once the plan is decided, we will begin the work for drawing approval It could take one to two months, even if we apply in Chennai corporation itself. We will need the drawings of structural engineer to get the approval nowadays So, we directly send it to the structural engineer once it is done. The structural engineer will be a part of the time. And we add their fee to the quoted budget Initially, they will send us the column settings, we will then forward them to you. There might be changes in the plan with respect to the column setting associated with the corrections and possibilities said by the engineer.

 

  We will discuss it with you and finalize Once the columns are decided, the structural engineer begins with the foundation design These are the drawing done for approval purpose Then we will give it to the approval team who gets further approval from the CMDA, corporation, etc. They are specialized in it They will make a specific drawing to submit online. We will give that to you too Once you give us the approval we proceed by applying online The fee will be paid and they will apply for getting the approval In the meantime we begin the next stage of work We do 3D view, the exterior of the building This is a very important stage. Sometimes it would take more time or would be done faster as it is a creative process. We would give you atleast two or three final options You can choose any of them. Then we will fine-tune it and take it to the next level. All these processes will take another one month and in the due time we would also get the approval. So the time will be well utilized. We will proceed to the further drawing only after finalizing the 3D elevation By this time we will be proceeding to the next stage of detailed drawings We will do a minimum of hundred drawings for a single house We will provide you this list of drawings in the scope of work Doing all the hundred drawings at a time is almost impossible so we do it in the stage of construction. We will give the important drawings to the contract team to get you the estimated quotation and begin the construction. For that purpose, we will complete the essential drawings soon. It will have the foundation plan, window size types of finishes, window models, flooring, type of toilet fitting and all will be finalized with your assistance Then we will give it to the construction team. 

They will give you a quote After you approve this quote. We will begin the work by choosing a construction team and award the contract. Another important thing with the approval is demolishing come recontruction is what you should get. If you get it separately, you have to undergo added expenses. So, during the application, you need to get it both to make the task easier. The expense will also be reduced. If you have the need for demolition, we also help you with demolition contractors. Usually, we will call them to look at the property then they will give you a separate quotation for it According to the property, the amount would be from 50 thousand to 1 Lakh We would fix that and help with demolition also After finalizing the construction team, we would have an initial meeting with them. We would explain the features and expectation of this project to them We would supply them with initial drawings like foundation and centerline drawing to begin the construction They begin with making the centerline marking on the site Our engineer will visit the site to check the exactness We ask for variation drawing also. Once we receive it, we give further suggestions regarding the same Again our engineer will check it. To begin with the foundation, they imply the PCC and then fix the column rods Only when our engineer approves, they will start concreting the columns.

 

It is one of the most important things that we follow. Each and column and the rod is certified by our engineer only then they will begin the concreting. The foundation process itself will take one to two months. Then they will begin with the ground floor roof stage During this time, we would think about the interior design Usually, architectural design and interior design are two different scopes of services Most of the time we will show you with the interior designs Then only you will get a complete look with the interior design, landscape design with everything. Landscape design will come with our work, so we will do it for you. But interior design is different Once the quote for interior design is agreed upon. We will start with the work When the foundation process gets over we will begin with the interior design process. Once we make the interior design you will get a complete walkthrough model of the house We will show each and every room model in 3D We will provide three or four views, with different styles and colour options It is a major work and will require a minimum of three months So, we will begin with the foundation stage. Sometimes it may also take four months There will be more fine-tuning as it is a major subject There will be more involvement from your side also It will be more easy for us to fix the electrical points also so we begin with the foundation stage itself Then we give the roof stage drawings to the contracting team. It will have the features and details of the roof and structural drawings which have the beam size and slab size will also be given to the construction team. 

They will take nearly one and a half month to finish one roof. The concrete shuttering also must not be removed quickly. We insist them to keep it in place for 21 days So, we have to take the proper time to construct a house and not hurry Usually, they ask us how long it will take to construct a house 15 months is the minimum time. Usually, the constraint is 18 months.


 We need to remember that and work. Then only you will get a good finish and quality. In this stage, you have to finalize three important things They are window types like UPVC Aluminium and lot of quality in UPVC You have to decide the material of the windows We will also give you a lot of suggestions. Then you need to decide on wooden frames We will finalize this and give it to the contractor. You have to choose sanitary ware and flooring as soon as they finish the ground floor roof It will be better for the team to finish the work fast After the interior design, the team will quote you separately regarding each item. 

Once you agree they begin with the interior work as soon as the flooring is finished Once the flooring is over, it is the right time to begin with the interior work It would take eight to nine months from here. Soon we will begin soon once the flooring is over So, we keep the flooring stage as a very important one So, we protect the flooring using the POP and then begin with the false ceiling work That is the starting of the interior work It would take up to 6 months even though we make it quick We cannot hurry the process, because at a time there will be 20 to 25 or 50 people working with the interior as well as civil team We cannot accommodate more people in a single house also We won't get the finish we desire. As I said 18 months is the maximum time Not only interior work will happen during this stage we also work with sanitary ware, electrical work, tiles and many more Civil work and interior work will be happening side by side So, for it to get over we will need 15 to 18 months you can expect the finishing by that time. Our drawings will be there till the end of the project. An architect's responsibility is not just making drawings alone We provide support till the stage you occupy the house During the ending stage you will get the compound wall, gate designs pavement designs, landscaping designs, and everything will involve the architect's assistance. We even give you the terrace tile and landscape design We can do a mild dry landscape.

 

  We will also provide you the details The elevation designs and ideas on how it can be done we will also guide the contracting teams accordingly. These will happen during the final stages of construction. The client will know the update and the drawing team will know what is required. The quality of the work and the mistakes can also be seen in the photos It is better to identify prior. So for better coordination, we use WhatsApp groups. Like this, we closely coordinate the architectural design process.
